How a window cleaner works out the price

A window cleaner usually quotes a fixed price for the whole house, based on the number of windows, the number of storeys and whether you want the inside, the outside or both. Some price per window or per pane. Extras such as screens, tracks, sills and hard-water stains are added separately. Hourly pricing is less common for homes. The award minimum for a Level 2 cleaning employee is $27.97 an hour from 1 July 2026, but a charge-out price also covers equipment, a vehicle, insurance and travel.

  1. Count the windows and note the storeys and any hard-to-reach glass
  2. Decide the scope: outside only, inside only, or both
  3. Price the glass, per window or as a fixed price for the home
  4. Add tracks, screens, sills and frames if you want them cleaned
  5. Add stain removal or access costs such as poles, ladders or platforms
  6. GST, if the quote is exclusive of it

What it costs, by scenario

Low, typical and high prices. Built on 19 October 2026 from an Airtasker category guide, a cleaning business's cost guide, a compiled national table and the Fair Work cleaning award. Whole-house ranges stay inside figures that at least two sources share; per-window, track, screen and rope-access figures rest on one source each. GST basis is not confirmed by most sources.

What changes the price

  • Number of windows. More glass takes more time. Many cleaners price per window or per pane.
  • Storeys and access. Upper-storey windows need poles, ladders or platforms. Airtasker puts a water-fed pole at about 40% more than ground level.
  • Inside, outside or both. Exterior only is cheaper than inside and out, and some quotes assume only the outside is cleaned.
  • Tracks, screens and sills. These are usually extras. A full clean with frames, tracks and screens costs more than the glass alone.
  • Condition. Salt, hard-water stains, paint, adhesive and builder's dust each add a charge.
  • Location. Compiled hourly from-rates range from $36 an hour in Hobart to $44 in Canberra, reflecting local wages and demand.

What's usually included, and what isn't

Usually included

  • Cleaning the glass on the sides you chose
  • Equipment, such as squeegees, poles and ladders
  • Wiping window frames, if the quote says so
  • Travel to your home

Often extra

  • Tracks, screens and sills, unless quoted
  • Hard-water stain restoration, paint or adhesive removal
  • Skylights and high or awkward glass, which are often separate
  • Post-construction builder's clean
  • Repairs to cracked glass or seals

Metro and regional differences

Metro: Capital cities have many cleaners and more competition, but wages, parking and travel time lift rates. One compiled table shows hourly from-rates of $40 to $42 across most capital cities.

Regional: We did not find separate regional price lists. The same table shows slightly lower from-rates in some smaller centres, such as Geelong at $37 an hour. Travel to a small town can add to the price.

Licensing and compliance

We could not confirm window-cleaning licensing for any state or territory.

We did not find or read a regulator page that sets a licence for ordinary residential window cleaning in New South Wales, Victoria, Queensland, Western Australia, South Australia, Tasmania, the ACT or the Northern Territory, so we make no claim that one exists or does not exist.

We also did not read the work health and safety rules for work at height, which apply to cleaners working from ladders, poles or platforms, and we did not check any state's trade waste rules.

The Fair Work Ombudsman's Cleaning Services Award sets a minimum rate for employed cleaners, but its coverage clause does not name window cleaning, so we use its rate as a reference point only.

Ask any cleaner for their ABN and insurance, and whether they are covered for upper-storey and roof-edge work.

Before you accept a quote, check

  • How many windows does the quote cover, and are inside, outside or both included?
  • Are tracks, screens, sills and frames included or extra?
  • How will upper-storey windows be reached, and is there an access charge?
  • Is there a minimum charge for a small job?
  • Does the quote say whether GST is included?
  • Is the cleaner insured for working at height?

Frequently asked questions

How much does window cleaning cost per window?

About $10 to $30 for inside and out, and $6 to $18 for the outside only, in one compiled national table. Other sources price by the house instead, so compare the whole quote.

How much does it cost to clean a double-storey house?

About $330 to $500 in the range two of our sources share. A compiled table runs to $650 for double-storey or hard-to-reach homes.

Are screens and tracks included?

Usually not. Screens are an add-on at about $5 to $15 each in one source, and tracks about $3 to $15 a window in another. Ask what is covered.

Is cleaning outside only cheaper?

Yes. Airtasker puts exterior only at $140 to $250 and inside and out at $200 to $350. Some cleaners quote outside only unless you ask for both.

What does high-rise window cleaning cost?

Rope access in one table is about $80 to $200 per technician-hour. Airtasker says high-rise and large facade work is usually priced after a site inspection.

Is there a minimum charge?

None of our sources states one. A small home or unit at about $110 to $220 is the nearest guide to a floor, so ask before you book a few windows.
